Ground-up commercial construction is a different undertaking than tenant improvement work. There is no existing shell to work from, no landlord coordinating utilities, and no pre-permitted building to occupy at the end. Every system — structural, civil, MEP, envelope —has to be designed, permitted, and built from scratch. The GC’s role is broader, the coordination more complex, and the margin for error on schedule and budget is tighter.

What we bring to ground-up construction
Ground-up projects require tighter preconstruction coordination than any other project type. Civil and structural engineering, utility coordination with the municipality, soils and foundation work, building envelope sequencing, and MEP rough-in that has to track against a structural frame — all of it has to be managed in parallel and in the
right order. We work with a consistent team of trade partners who have built ground-up commercial projects before, and we self-perform demolition, framing, and accessory installation on every job.
We manage every project from permit through punch list — one point of contact, proactive updates at every phase, and a PM who is accountable for schedule and budget throughout. For owner-operators building their first freestanding facility, that guidance matters from the very first conversation. For developers with experience, it means a GC who communicates clearly and doesn’t create problems.
We also pay our subcontractors on time, typically within 15 to 30 days. On a ground-up project where sub performance directly affects the critical path, that reputation keeps our trade partners engaged and prioritized on our jobs.
