A tenant improvement — TI, build-out, leasehold improvement — is any construction work done to customize a commercial space for a specific tenant’s use. The scope ranges from a cosmetic refresh of an existing office to a full gut renovation of a cold dark shell. What varies is the complexity. What stays constant is the requirement: finish on time, finish within budget, and hand over a space the tenant can open or occupy without callbacks.

We self-perform demolition, framing, and accessory installation, and we manage the full trade package through a consistent group of subs who have built commercial spaces before.

We manage every project from permit through punch list — one point of contact, proactive updates at every phase, and a PM who is on site and reachable. For business owners going through a build-out for the first time, that continuity makes the process manageable. For repeat developers and property managers, it means a predictable process every time.

We also pay our subcontractors on time, typically within 15 to 30 days. That is not standard in commercial construction, and it directly affects which subs prioritize your job and show up when they’re scheduled.
