Restaurant construction is one of the more technically demanding categories in commercial TI. The MEP coordination alone — Type I hood exhaust, grease interceptors, fire suppression, walk-in refrigeration, and the electrical loads that come with a commercial kitchen — requires subs who have done this work before and a GC who knows how to sequence it. Add in health department inspections, AHJ requirements for food service occupancies, and a lease start date that doesn’t move,
and the margin for error is thin.

What we bring to restaurant construction
Food service projects require more coordination than standard retail TI. Kitchen rough-in, hood and exhaust systems, grease trap installation, walk-in cooler and freezer coordination, and custom millwork for bar and service areas all have to be sequenced correctly or you’re tearing work out. We self-perform demolition, framing, and accessory installation, and we work with a consistent group of trade partners who have built restaurants before.
We manage every project from permit through punch list — one point of contact, proactive updates at every phase, and a PM who is on site and reachable. For first-time operators, that continuity makes a real difference. For multi-unit operators, it means the process is predictable.
We also pay our subcontractors on time, typically within 15 to 30 days. That is not standard in this industry, and it affects which subs put your job first.
