We recently completed an office tenant improvement for Factory Motor Parts at their Phoenix location, delivering a fully refreshed set of work and employee-support spaces.

The remodel touched the areas the team uses every day. Private offices and glass-fronted office suites line the updated corridors, a conference and training room, and a full break room includes wood-look cabinetry, a kitchenette, and vending and locker areas. On the restroom side, we finished both an ADA restroom and a larger multi-stall restroom in large-format tile.

The finishes are where the project really comes together, because they carry FMP’s brand into the space. Crisp white walls sit above a black wainscot, a signature red accent stripe runs the corridors and common areas, and gray doors in black frames tie the palette together. New carpet tile runs through the offices and hallways, luxury vinyl plank grounds the break and locker rooms, and fresh acoustic ceilings and lighting finish the environment with a clean, professional feel.

An office build-out inside a working distribution facility comes down to coordination and sequencing. Keeping the trades organized, the schedule predictable, and the job site clean is what lets a multi-room remodel like this land right and on time. Emerald managed the project from permit through punch list, self-performing the demolition, framing, and door and accessory installation, while coordinating the mechanical, electrical, plumbing, flooring, and finish work.
